Elevator Contractor go beyond the contract schedule, the Elevator Contractor will continue
to
provide full maintenance coverage at no cost
to
owner.
B.
Warranty
Maintenance: Once the elevator modernization work has been completed and ac-
cepted as substantially complete by the Owner and Elevator Consultant the Elevator Contactor
shall provide warranty maintenance for
12
months. The Warranty Maintenance shall be all-
inclusive and not include any pro-rations or exclusions and shall provide coverage
as
outlined
in the attached maintenance agreement. The price for this service shall be stated
as
a lump sum
on the Bid Proposal. The amount
of
this lump sum price shall be paid monthly over the 12-
month period.
C.
Optional Maintenance: The Elevator Contractor shall submit an optional price to provide full
coverage maintenance service to the elevators commencing upon completion
of
the twelve
month Guaranty/Warranty Maintenance period and continuing for a period
of
three (3) years.
The Maintenance Contract shall be all-inclusive and not include any pro-rations or exclusions.
The price for this service shall be stated as a monthly sum on the Bid Proposal. The price
quoted shall allow for annual price adjustments based on percentage increases and decreases in
Metals indexes and Labor rates. The service shall be in strict accordance with the attached
maintenance agreement.
D.
The preventive maintenance program service
to
be provided shall consist
of
twice per month
examinations
of
the equipment, adjustments, lubrication, cleaning, supplies and parts
to
keep
the equipment in proper operation, except such adjustments, parts or repairs made necessary by
abuse, misuse or any other causes beyond the control
of
the Elevator Contractor. The Elevator
Contractor shall also repair or replace existing retained electrical and mechanical parts
of
the
elevator equipment, whenever this is required, and shall use only genuine standard parts pro-
duced by the Manufacturer
of
the equipment concerned. All wire ropes shall be replaced
as
of-
ten
as
necessary to maintain an adequate factor
of
safety. Full load safety tests and Code re-
quired testing
of
the elevators and elevator operation shall be included
as
part
of
the contract,
as
well
as
provisions for termination
of
the Maintenance Contract for non-performance.
E.
All maintenance service work shall be performed solely by the Elevator Contractor and shall
not be assigned or transferred to any agent or subcontractor. The work shall be performed by
competent personnel under the supervision and in the direct employ
of
the Elevator Contractor.
F. Prior
to
removing an elevator from service and subsequent
to
completion
of
the elevator mod-
ernization work, preventive maintenance and callback service work shall be performed during
the regular working hours
of
the regular working days
of
the Elevator Contractor, unless spe-
cifically requested
to
be performed at other times by the Owner.
In
that case, the Elevator Con-
tractor shall be compensated for the difference paid the elevator examiner between straight time
rates and the applicable overtime rates for the time spent performing the requested work, but
excluding travel time. Emergency callback service shall be made available on a 24 hour 7 day
per week basis and be available upon the Owner's request.
G. During the time period when one
of
the elevators has been removed from service
to
perform the
modernization work, maintenance service work on the other elevators which shall require re-
moval
of
an elevator from operation shall only be permitted during the time period
of
6:00
AM
to
8:00
AM
or after 5:00pm or on the weekends.
