One of the major reasons for the failure of unit heater motors is dust and dirt that
accumulates on the motor winding. This will prevent proper cooling of the motor.
The resultant additional heat will break down the winding insulation, shortening
the life of the motor. This dust and dirt can also penetrate the motor through the
shaft, wicking the oil out of some sleeve bearing motors causing premature failure.
Even though the original motor might be an open air over motor, a replacement
motor that is totally enclosed air over might be the best choice in that extended
motor life might result. The totally enclosed motor design will help protect from
dust and dirt getting on the winding.
