Surface Preparation
Surfaces must be dry, clean and sound.
Dry: New concrete must be cured for at least 3 days prior to coating. Clean: Surface must be free of dirt, efflorescence,
mold, algae, sandy mortar, release agents or any material that could compromise the coatings adhesion. Splash water on
the surface to test for the presence of form sealers or release agents. If the surface turns dark, WATERTITE Flexible
Primer & Finish can be applied, otherwise chemically clean and retest before proceeding. Wash, vacuum, scrape, wire
brush, power wash or mechanically abrade to clean the surface. Sound: Cast concrete, concrete block and mortar joints
must be hard and firm not loose, sandy or soft. Scrape surface with a flat screwdriver to test soundness. If soft or
sandy, contact a professional contractor before proceeding. Use mechanical means (ship hammer, needle gun, or sand
blast) to open holes caused by air bubbles in cast-in-place concrete to allow coating to fully penetrate.
Replace missing mortar, active or non-active cracks, leaks or bug holes larger than 1/16 with WATERTITE Hydraulic
Cement or equivalent. Hydraulic cement must fully dry before painting can begin. Follow the manufacturers
recommended dry time guidelines. WATERTITE Flexible Primer & Finish can be applied over previously painted
surfaces.

The spread rate of WATERTITE Flexible Primer & Finish depends upon:

Recommended Application
To form a continuous, pin-hole free film coating, apply evenly and thoroughly. To use as a primer apply one coat; apply
two coats to use as a primer and finish.
Apply without thinning using a synthetic 3 to 4 inch brush, roller with 3/4 nap or airless sprayer (tip size .621; psi 2400 -
2900). If rolled, back brush the first coat to work the coating into the concrete pores. It is more important to work the
first coat into the surface than for it to hide the surface. Product should be applied at WFT 6 to 8 mils; 3 to 4 mils DFT.
Use gage to measure properly.
Apply first coat at a rate of 100 to 135 sq. ft. per gallon. Apply second coat at rate required to complete the project. The
application rates provided are for estimating purposes. A mockup test area is recommended on commercial jobs to
establish actual spread rate required to provide a continuous pin-hole free film coating.
WATERTITE Flexible Primer & Finish can be recoated in 2 hours or after the previous coat is completely dry. Surface
temperature during and for 4 hours after application must be >50ºF and <90ºF and the Relative Humidity <85%. Protect
from rain for 8 hours after application. Dry time based on 70ºF and 50%RH. Lower temperatures and higher humidity will
increase dry time. Air circulation will aid in drying.
Topcoating: WATERTITE Flexible Primer & Finish can be topcoated with any quality latex or oil-base paint,
however, this will nullify the warranty. To maintain the warranty, use a second coat of WATERTITE Flexible Primer &
Finish.
Clean Up
Clean hands and tools with soapy water. Drips and runs should be removed immediately. Once dry, drips and runs can be
removed by sanding or stripping.
